Overall purpose of the position: In this role the employee will be a “hands-on” maintenance person. Directly responsible for overseeing the facilities management staff and the vehicle fleet to ensure facilities and vehicles are in clean and in working order. This employee must have the technical skills to perform and supervise staff to handle regular and ongoing maintenance and repairs (plumbing, electrical, drywall, flooring, etc.) This employee also must have the excellent communication and strong customer service skills to supervise and train staff and to work with vendors and tenants to ensure satisfaction.
This employee normally works a 40-hour work week, with a flexible work schedule between the hours of 7:00 a.m.-9:00 p.m. Weekend work is often required.
Education: Must have a High School Diploma or a GED. A combination of education and experience will be considered. Relevant certifications preferred.
Experience: Five years facilities experience required with three years being in progressive supervisory positions. Strong knowledge of HVAC, plumbing and electrical required. Familiar with a variety of the field’s concepts, practices, and procedures. Knowledge of JAMS Droid apps software. Ability to read and write English is required. A valid driver’s license with a clean record is required. Must have valid transportation to visit/work at various sites.
Essential Duties and Responsibilities:
• Management & Training: Manage facility operations. Supervise and train Facilities and Custodial employees in basic maintenance required to maintain three facilities. Oversee renovations, upgrades, and fleet management. Train and oversee staff to do remodeling and repair of all three facilities (plumbing, electrical, drywall and flooring, etc.). Maintain quality control to ensure satisfactory completion of all custodial work. Ensure safety of subordinates. Follow ADA guidelines and codes and know and understand the building codes. Substitute for Facilities Specialist or Custodians, when they are absent.
• Maintenance Management: Respond to all maintenance needs in the facilities that arise either by informing the property manager, calling a sub-contractor or resolving issues independently. Order all equipment and supplies to ensure janitorial needs are met.
Selected candidate must have a vehicle (car/truck) and pass all pre-employment requirements, which include criminal background check, FBI Fingerprinting, CPS and TB screening.
